Following the Prime Minister’s most recent announcement of another Lockdown, Lonsdales can confirm that the HOUSING MARKET is STAYING OPEN.  Sales can continue and viewing/market appraisal activity can take place – obviously within the safety guidelines as prescribed by government already in place.  Eg., no more than two people (from the same household) per viewing, social distancing to be observed, masks to be worn & sanitiser applied to hands prior to entry to properties & offices, touching of surfaces/door handles etc to be discouraged, we advise vendors to open windows and clean their property after appointments.  For further information please log onto the govt website;  www.gov.uk  National lockdown: Stay at Home 
If you or anybody at your property has cold or flu symptoms, has a temperature and/or a persistent cough, loss of taste/smell or are self-isolating please let us know as soon as possible and we shall cancel appointments until the advisory 14 days has passed.
If you are planning to call at any of our offices, we advise against this for the foreseeable future.  Please contact us by email or telephone where at all possible.  If you need to drop off any documents you can post them through our letterbox.  This is not only to protect myself but also yourselves.

The internet has changed all forms of retail, just look down your local high street or city, shops and stores sadly closing at an alarming rate. There will be less estate agents in the next 2 years as mergers are rapidly taking place, in some peoples opinion that would not be a bad thing. Solicitor referrals – LONSDALES have invested much time and resources to find a select panel of solicitors and conveyancers who offer very competitive fees and an excellent personal customer service. We work extremely hard with our panel to ensure that every transaction receives optimum attention and focus to ensure maximum opportunity to achieve completion. Should you choose to use one of our conveyancing panel we would normally expect to receive a referral fee for the introduction of £180 (including VAT) per transaction upon completion of a sale or purchase. These referral fees are an important integral part of our business to facilitate us being able to offer our clients a seamless as possible transaction. Whilst we do not have overall control of the conveyancing process our liaising and communication between all parties and chains involved in a transaction is a fundamental element of the process to reach exchange and completion in a timely fashion.

Modern Method of Auction – LONSDALES provide an alternative solution to traditional estate agency via Advanced Property Auction (APA) by the way of modern method of auction. This process allows us to offer our clients a different angle to marketing their properties via a commission free product where a speedier and more secure sale is required. Properties are listed onto the APA property portal and potential buyers are able to bid on the properties of interest. This marketing is in addition to all the usual marketing provided by us including Rightmove, Zoopla. Successful bidders will pay a reservation fee of 3% + VAT of the agreed purchase price (subject to a minimum of £5000 + VAT) This reservation fee covers the fees of APA. APA pay LONSDALES 70% for our dual marketing, promotion and liaising and progression of each transaction. Once the bid is accepted and the purchaser has paid the reservation fee a legally binding agreement is signed, usually agreeing to an exchange of contracts within 28 days with a further 28 days before completion.
