We have had a good year in 2019, and managed to achieve some high value sales of properties from £650,000 asking price, and of course below this price. FTB'S have been buying higher priced stock in some cases, with a view to getting on the property ladder for some years in the same home. 

It is estimated 20% of Buy to let landlords are giving up on letting out to tenants, due to a raft of legislation and taxes, forcing landlords out of the market with all the hassle this can bring with one bad experience. We are a family owned independent estate agency practice, having been established since 1997 in the North Bradford district. We have been around for 22 years and have a solid and good reputation for our work ethic and integrity. An update from myself for 2018. Due to rafts of changing legislation in the Lettings Sector from Government and busy bodies in the Public Sector, who think they have knowledge of how a letting agent works, particularly with reference to forcing all agents from June 2019, to stop charging fees for tenants as a contingency, should they default with their rent payment, and all the paper work that is required to now comply with letting a home. I took the decision to smell the coffee and roses, and sell on the lettings side of my business that was left, to another agent. I can assure you, I am one of hundreds who are also now taking this route, as it becomes untenable to be a letting agent, unless you are part of a large group who can afford to employ a compliance person, just to check if all the correct paper work has been handed out to all parties. Best of luck all you independents still doing lettings.

This has of course now freed up a lot of my time, to devote all my energies to being fully hands on in my business, helping to secure a sale of your property. I am able to spend more time with you on valuations, and chat through your requirements and chances of securing a sale. My team are highly motivated to assist you in selling your home, and like myself do not have the daily hassle of letting problems.

We have moved our business onto the latest digital model, everybody on our database (you can opt out) receives a fortnightly on line magazine with all our latest properties listed. We also have found that our own website www.lonsdales-estates.co.uk  and Zoopla, onthemarket.com plus Primelocation, along with active postings on Facebook and Twitter, are now bringing in lots more leads than Rightmove. It is a fact that agents up and done the country are fed up to the back teeth with the excessive demands of price increases for just listing a property on Rightmove. We predict that 2020 will be the year the straw broke the camels back of RM. Vendors and buyers you do not need RM to search for a property, just use other portals like Zoopla and onthemarket.com, which are slicker and more user friendly. You will find all our properties listed there.          

The overall message I am conveying here, is that I am here to help with your needs and problems should you have one, whilst we are trying to secure a sale. Very much hands on as a working MD, an unusual occurrence these days, which we are all proud of in our office to offer a great personal service. 

I took the view some time ago to not seek gratitude by way of reviews on sites, a good old thank you by way of letters and goodies are much more personal. We get on with our business without blowing our trumpet in the social media world, but we make sure all our properties are displayed on Facebook by means of a video of your home. 

To sum up, good old fashioned service without a fuss, done by people who have had over 46 years of working and life's experiences. If you want to do business with the other local agents who constantly try poach my clients trying to pinch my business and livelihood, which in my opinion is a disgrace to the profession and smacks of desperation, then jog on.

Firstly I would like to say a massive thank you to you all ......no one could have gone the extra mile trying to secure a sale for Cyprus Avenue more than you guys. Martin your company is quite unique in the respect that every single one of you actually care about what you do and after thirty years in the industry that is very refreshing. As you are aware the property is now rented, however I would still consider selling it for the right price in a couple of years maybe. I realised I was just giving it away and I don’t want to do that so when the markets right then hopefully that will be a possibility and obviously I would like you to market it and sell it.
